CREDENTIAL SWING IN FINAL LETTING AT THE POINT
Credential has secured the final letting, Jurassic Jungle, a new indoor adventure play centre, at its retail and trade park, The Point, at Port Dundas in Hamilton Hill, Glasgow.
A franchise business, Jurassic Jungle is the first to open in Glasgow. The play centre will occupy 440m2 in an agreement priced at £6.00 per square foot for a period of 25 years, with a break at year 20.
The Point is just over a mile from the city centre and occupies a landmark position on the corner of Saracen Street and Possil Road. Visitor parking and pedestrian access is to the front of the building whilst commercial access is to the rear. Existing tenants include Euro Car Parts, Howden Joinery and Jet Set Saddlery.

GREEN LIGHT FOR TOWN CENTRE CAR PARK
Following the successful reopening last Christmas of a car park on West Stewart Street in Greenock town centre, owner, Credential, is to extend the free use of the new facilities.
The property developer has installed CCTV within the car park and commissioned twenty-four hour security to support safety within the 175 space facility.
The car park formed part of retail premises at 25 West Stewart Street but had remained closed for a number of years. Credential is also seeking new tenants for the two retail units which are located below the car park site.
“We’ve invested significantly in ensuring that the facilities are as safe as possible and we want to ensure that shoppers and visitors to the town are able to make use of the car park,” said Andrew MacGilp, Director of Property Management, Credential.

CREDENTIAL PURCHASE WARDPARK IN CUMBERNAULD
Credential Holdings has purchased the majority of Wardpark Industrial Estate in Cumbernauld, one of Central Scotland’s largest industrial park’s, from Teesland IOG for £33.1m.
Spanning 853,336 sq ft, Wardpark is centrally located adjacent to the A80 providing direct access to the central Scotland motorway triangle. It is situated next to Cumbernauld Airport and within 30 minutes drive of Glasgow and Edinburgh airports.
An established industrial location, the estate is divided into two distinct areas, North and South, and provides a mix of high quality, low density units ranging from 1,960 sq ft to 72,944 sq ft, primarily accommodating distribution, manufacturing, warehouse/trade counter and ancillary office uses. The park currently retains 90% tenant occupancy and principal occupiers within the area include OKI, Siemens, Bunzl and Cummins Diesel. Wardpark presents a number of asset management opportunities which also attracted Credential to the deal.
“We plan to actively invest in upgrading the industrial estate which was originally built during the 1960’s and 70’s as well as look at ways in which we can improve on existing floor plans, which is one of our core strengths. It’s a significant investment for us but illustrates the business opportunities we are currently seeking to fuel our expansion strategy,” said Derek Porter, Group Managing Director, Credential Holdings.

OFFICES FIT FOR A KING
One of Glasgow’s most distinguished landmark buildings, known as “The Doges Palace” overlooking Glasgow Green, is about to be transformed into office accommodation.
Credential Holdings has already developed the buildings adjacent to the Palace, creating flexible offices and workspaces, and attracting many companies from the creative arts, as well as a new gymnasium and authentic German micro-brewery and restaurant.
Work is about to start on the final phase of construction at Templeton on the Green which will transform the principal Grade A building, designed by Sir William Leiper in 1889 and said to replicate the Doges Palace in Venice, into fully technical, open plan, loft style offices on floor plates of 6,000 square feet, with striking views over the Green to the People’s Palace and the Doulton Fountain. Vertical access from the rear courtyard will be by way of new glazed wall-climber lifts.
A streetscape will be created to the rear of the building which will incorporate a conservatory restaurant and beer garden, overlooking a private courtyard catering for the commercial and residential occupiers. A nursery will also open onsite later in the summer.

NEW PURCHASE SECURES DREAM DEAL
Credential Holdings having purchased a former toy factory in Cambuslang in Glasgow’s southside has secured a first new tenant for the space.
Situated at 25 Westburn Drive, the four acre site comprises a single unit spanning five portal frame bays of 60,000 sq ft (5,580 sq m) suitable for light industrial, storage or distribution use.
Half the space has already been let to Dreams plc, Britain’s Leading Bed Specialist, which operates over 150 superstores nationwide and who recently acquired stores from the retailer, Off To Bed. Dreams will occupy 32,000 sq ft (2,972 sq m) to service their Scottish stores.
The site also includes 5,500 sq ft (511 sq m) of ancillary offices, a car park to the front and a large goods yard. The remaining 28,000 sq ft (2,604 sq m) space is available for lease on short to medium terms and has ancillary offices of 1,500 sq ft (140 sq m).

GLASGOW GETS STRAIGHT TO THE POINT FOR NEW RESTAURANT
The UK’s largest Cantonese restaurant has opened its doors in Glasgow in a deal driven by Credential Property, landlords of The Point, a retail and trade park located at Hamilton Hill, Port Dundas.
The 600 seater restaurant, which is the first of its kind in Scotland, is operated by See Woo, one of the UK’s leading oriental food specialists who spent three years looking for a suitable Glasgow site.
Fifteen chefs were drafted in from China to service the restaurant, which aims to promote the authentic Far East way of eating through its extensive menu.
The restaurant deal forms part of an adjoining 90,000 sq ft Cash & Carry lease for 25 years to See Woo Foods.
Situated on the corner of Saracen Street and Possil Road, The Point occupies a landmark location and has been developed by Credential Property to create a retail and trade counter estate spanning 190,000 sq ft. Existing tenants include Euro Car Parts, Howden Joinery and Jet Set Saddlery. Only one 5,500 sq ft retail unit remains for let. The site, which includes substantial car parking, was formerly leased by Eddie Stobart.
Established in 1975 in London’s Chinatown, See Woo operates cash and carry outlets supplying oriental cuisine.

DREAM LET FOR CREDENTIAL
Credential has let phase two of its industrial park in Cambuslang to Dreams plc, Britain’s leading bed specialist who have over 170 bed superstores across the UK.
Dreams now occupy almost the entire four acre site following Credential’s second letting to the company of 30,343 sq ft. The let means that the company’s central Scottish warehouse now totals over 60,000 sq ft and will facilitate the expansion of its retail network in Scotland.
Located at 25 Westburn Drive close to the town centre, Credential purchased the former toy factory just over a year ago and has undertaken a programme of re-cladding and general upgrade.

TEMPLETON MAKES PERFECT BACKDROP FOR THEATRE COMPANY
Vivace Theatre School has raised the curtain on its new home in the dramatic setting of Templeton on the Green, one of Glasgow’s best known landmarks.
The theatre school is the latest tenant to sign up for space in the Grade A listed collection of buildings, which were once home to the Templeton Carpet factory. The principal building, designed by Sir William Leiper in 1889 is rumoured to have been based on the Doges Palace in Venice and is regarded by many as the finest decorative brick façade in the world.
Vivace has taken a 1900 sq ft wing and a separate 1500 sq ft performance area in The White Studios which is also home to a micro-brewery with its own beer hall and restaurant. The six year lease for the theatre school is at a rent of £18,000 per annum.
Joyce McLelland, Head of Vivace, said: “We spent ages looking for suitable premises as we wanted a lot of space but didn’t fancy being stuck on an industrial estate somewhere.
“We love it here because there is such a great mix of tenants, there is a clothing company downstairs who have offered to make costumes for us and another neighbour is a photographer who we hope will do some publicity shots for us.”
The building, which was sold by Scottish Enterprise two years ago, is being sensitively redeveloped at a cost of £22m by Credential Property and offers a variety of studios, workshops and modern office facilities along with 34 loft style apartments. When it is complete it will also feature a gym, nursery and integral food and leisure outlets, as well as a tranquil sculpture garden within the overall development.
